Squam Lake is New Hampshire's second largest lake and offers breathtaking beauty, incredible  mountain views and abundant activities for the homeowner seeking lake and outdoor fun. Squam is a 7,700 acre lake with 67 islands, 65 miles of shoreline to explore, and 10 miles of open waterways in which to sail, motor, paddle or fish. The lake borders the towns of Sandwich, Moultonboro, Holderness, Center Harbor, and Ashland, all of which have zoning regulations to protect one of New England's most desirable clear water lakes. As you sail about the lake you will marvel at its beautiful wooded shoreline.

The property is 1.7 acres with 300 ft. of lake frontage with dock, a 1780 sq. ft. home with a perfect view of the lake from the living room and a separate 1280 sq. ft. apartment normally rented in the summer for $900/wk.  The larger home three bedroom home with formal living room and dining room rents for $2,500/wk in the summer months. The movie "On Golden Pond" was filmed two houses down from the home. This property is perfect for replacement of the larger home with the dream home of a lifetime while maintaining the apartment as a guest home or summer rental.

The Home

The 30' x 18' Living Room overlooks Squam Lake and is accented by an enchanting sunset every evening.  There is a field-stone fireplace ten feet high and seven feet across for cozy winter evenings with the family and friends. The floors are hardwood oak while the ceilings are 10ft. high with 2' x 12' beams across the ceiling and the walls have four built-in bookshelves. In addition, the front bay windows are  thermopane glass, with additional storm windows which are easily attached. There are  a variety of antique rocking chairs and four separate wooden rocking chairs and an antique high chair which will remain with the home.

The kitchen has a new tile floor and dishwasher. There is an antique kitchen table which matches one in the dining room and living room which will remain. The kitchen too features 10 ft. ceilings.

The dining room contains  a large 4'x 9' dining table and 10 matching chairs plus a lovely hutch both hand built in the 1920's.  These too remain with the home.

The master bedroom has an unusual picture window set much lower than the other windows, featuring a drop down design allowing one to hear and see the birds and other animals from the bed.

The back bedroom has two matching spool beds, while the middle bedroom features two matching mahogany beds all which remain with the home.

The private beach is a key factor for those with children. The beach was created by dredging a small inlet in the shoreline .It is 11 feet across and 15 feet into the lake. The slope is very gradual so that a child could sit in waist-deep water and splash to his hearts content without the danger of his falling into deeper water.

The dock has a permanent mooring device to enable mooring of boat a safe distance from the dock and shore.  There is also a large raft with a ladder, which is pulled up on the shore during the winter.  There is a two car garage with electric doors, a large snow blower with separate shed and two original canvas-covered Old Towne canoes.

Storage space is abundant throughout the home.  The three bedrooms have closets varying in length from 6 feet to 11 feet.  Each closet is seven feet tall and has a flat storage shelf on top.  A linen closet contains many shelves for bedding, laundry and towels, and also houses the washer and electric dryer which will remain with the home.

The curtains and equipment mentioned remain with the home.  The home features hardwood oak flooring throughout and 10 ft. ceilings throughout as well. The home also has an artesian well and a back-up generator in addition to its own septic and leach system

A Lovely Apartment

The property also features a lovely apartment 32' x20'.  It has its own deck, with birch trees growing in the middle of it, and a private path leading down to the lake and a private dock and mooring. This apartment rents for $900 per week during summer weeks. Most of the summer renters are returnees year to year and the new owner will be given the contact list.

This building  contains approximately 1380 Sq. Ft. and is located nearly 50 ft. from the main home.  It is comprised of three separate sections, the apartment, a large study and a workshop and storage space.

The study is 12' x 20'. It contains a large desk and a huge amount of shelf space. It contains the washer and dryer which are used by the guests who rent during the summer.

The workshop with work bench, a work table is 10' x14'  and is joined by wood shed and storage area 10' x 14' with plenty of wood in it, and also considerable storage room.
